The Harbour Towers comprises two 52 storey office towers – West and East Towers with approx. 100,870 sq m of leaseable office space in total; the largest single office property in Bahrain.

Besides easy access from King Fahad Highway, the property boasts excellent parking provision, with over 4,000 car spaces currently available (including 300 visitors parking spaces).

Harbour Gate, which is connected to the Harbour Towers, is the gateway to Bahrain Financial Harbour.

Both the East and West Towers are accessed via dedicated vehicle drop off areas, along with impressive triple height visitor receptions on the ground floors.

Each reception has an electronic tenant directory board which provides Tenant information and direct visitors/guests to the appropriate tower and floor.

Friendly reception staff welcome visitors/ guests and direct them to one of two lift lobby’s serving each office tower. Access to each lift lobby is through a security control gate, which requires an access card. These are obtained from the reception staff.

The lifts have an intelligent lift calling system and are summoned via a key-pad in the lift lobby; this reserves more or less non-stop transportation to the desired floor.

Each Tower has twelve high-speed passenger lifts accessed via two lift lobbys so that the maximum waiting time is 28 - 40 seconds.

Upon arrival on each floor there is a lift lobby with space for tenant signage. This directs visitors/guests to the appropriate office suite entrance. There are security access control panels at each lift lobby door.

Every floor has access to male and female restrooms, a disabled toilet, ICT/server and electrical rooms.

Every office suite has been provided with full services including fire alarm and detection system, sprinklers, chilled water distribution, air conditioning via Variable Air Volume (or fancoil) units and ventilation system.

The office floor layouts have been designed to provide flexibility of occupation and space utilization efficiency without deep plan space.

The slab floor to underside of floor slab height is 3.98 m. This allows for a 150 mm raised floor and a floor to suspended ceiling height of 3.0 m.

In addition to the 12 passenger lifts each office towers has a dedicated service lift accessible from the basement service area and loading bay. There is also a separate fireman’s lift serving all office floors.

The Harbour, the intelligent choice.

The office towers are served by a fully integrated ICT system including telephone and broadband Internet via fibre optic cabling and satellite TV access.

The property has a full access control system along with a full CCTV system to over 680 cameras for a high level of security.

The Harbour Towers also have a centralized Building Management System (BMS), which allows control of the HVAC systems and electrical supplies, the lower floors of the building have access to a UPS system including back-up generators.

The building has its own dedicated facilities management service provider who supports a dedicated helpdesk telephone line for all management and maintenance issues.

We help you to fit-in.

We have staff that can provide guidance to tenants on office fit-out, design and moving in processes and procedures. This experienced team will coordinate with fit-out contractors so that the installation can be as painless as possible.

The building is professionally managed. Our FM services provider EFS Bahrain (formerly known as Emcor Facilities Services) has a permanent office on-site and so is on-hand to attend to the needs of Tenants as required.
Our FM services provider undertakes all MEP maintenance directly as well as maintenance of the central battery and internal lighting controls, ICT system, security system operations and fire protection system maintenance.

All of the other FM services are provided by specialist 3rd party services providers including lift and escalator maintenance, fire detection system maintenance, generator maintenance, UPS maintenance, façade cleaning and cleaning cradles maintenance, HV network maintenance, internal common parts cleaning, pest control, landscaping maintenance, lift and escalator testing and cleaning cradle testing.
