Helping you feel at home at work.
Harbour Gate is the commercial centre of Bahrain Financial Harbour. It comprises some 26,000 sq m of commercial space over six floors and 866 car spaces in total spread over four levels. The 4th floor of the property currently houses the Bahrain Bourse (stock-exchange).
Harbour Gate links both of the Harbour Towers and other office buildings within the Bahrain Financial Harbour master plan as well as the multi-storey parking. Harbour Gate provides 300 guest and visitor parking spaces with the remainder currently leased to existing office tenants.
Entry to the Harbour Towers from the visitors car parks is via lifts to the second floor of Harbour Gate.
From here escalators speedily transport residents, guests and visitors to the ground floor reception of both Harbour Towers East and West.
A village in the centre of the city.
The 2nd floor of Harbour Gate is the Harbour’s central commercial zone which houses a variety of vendors aimed at meeting the needs of the tenant staff who currently work here and includes coffee shops, quick service restaurants, convenience store, post office, copy / print shop, retail bank and Saudi visa centre.
Besides the 3,000+ tenant staff within Harbour Towers, the Harbour Gate also currently attracts around 2000 visitors daily.
The MOICT (including the Bahrain Investors Centre) has over 3,700 sq m on the 2nd and 3rd floor as well as 5,300 sq m on the 5th floor of Harbour Gate. This has resulted in around 400 tenant staff working here and a substantial increase in the number of visitors. This has made Harbour Gate a key business destination.
The Bahrain Investors Centre will have representation for the following entities:
• Ministry of Justice & NP
• Ministry of Transportation
• Tamkeen
• Mumtalakat
• Assay office / gold hallmark testing lab
In addition to the above we expect the following to require space to meet the needs of MOICT customers:
• Legal translators
• Registrars
A growing attraction makes the Gate attractive to vendors.
Due to the expected increased occupancy, Harbour Gate is now an attractive location for a wide range of Quick Service Restaurants on the 2nd floor to meet the needs of the tenant staff, their guests/visitors and complimentary services uses. These units already have the required water, drainage and ventilation services enabling plug-n-go on completion of fit out. Some of these units benefit from access to terraces on the south-side of the property.
On the second floor there are 15 units suitable for Quick Service Restaurants and Fast Food, as well as 14 units suitable for alternative uses.
These units range from 44 sq m to 120 sq m. Some units adjoin each other, so it may be possible for these to be combined to create larger units.
In addition, to these units there is around 1,500 sq m of commercial space in the East Tower accessible from the Atrium. The East Tower Atrium comprising 600 sq m is also available with this space, as well as the two terraces between the East Tower and Harbour Gate.
